Investor Expectations

As a valued investor with Momentum Buyers, we ask that you adhere to the following expectations to maintain a professional and seamless process for all parties involved:

  1. Responsiveness
    • Investors are expected to respond promptly to deal alerts and communications. Timely action is critical due to the fast-moving nature of off-market properties.
  2. Due Diligence
    • While we provide comprehensive property information, investors are encouraged to perform their own due diligence to confirm the suitability of a property for their portfolio.
  3. Confidentiality
    • Any property marketing materials or information you receive from us must remain confidential and must never be recirculated to third parties.
  4. Professionalism During Showings
    • Do not speak directly to sellers. All communication with sellers is handled by our team to maintain consistency and professionalism.
    • During property showings, investors will be introduced as contractors or partners of Momentum Buyers, never as the buyer.
    • Refrain from discussing price or numbers during property showings, as the seller may be present. Any financial discussions will take place privately after the showing via phone or other designated communication channels.
  5. Earnest Money and Purchase Commitments
    • Earnest money is due within 24 hours of an accepted offer and signed contract. Funds must be wired directly to the designated Title Company.
    • If an investor backs out of a purchase after an accepted offer, their earnest money deposit will be forfeited.
  6. Respect and Professionalism
    • Treat our team, other investors, and property sellers with courtesy and professionalism.
    • Avoid unethical practices such as circumventing Momentum Buyers or engaging in direct negotiations with sellers.

By adhering to these expectations, we ensure a smooth and professional process for all parties involved and maintain the integrity of our operations.


How Momentum Buyers Operates

  1. Transparency and Honesty
    • We provide accurate and detailed information about every property we present, including location, condition, potential returns, and risks.
    • Pricing is clear and upfront, with no hidden fees or costs.
  2. Contract Types
    • We use assignment contracts for properties in Indiana.
    • For properties in Illinois, we operate under Lead Generation contracts to ensure compliance and seamless transactions.
  3. Closing Process
    • We primarily close with Indiana Title Network Company for properties in Indiana.
    • For properties in Illinois, we close with Old Republic Title to provide a smooth and reliable closing process.
  4. Title Search and Coordination
    • Our team handles the Title Search to ensure clear ownership and resolve any potential issues.
    • We also coordinate the closing process, ensuring all parties are informed and the transaction proceeds smoothly.
  5. Exclusive Opportunities
    • We specialize in sourcing off-market properties that are not widely available, giving our investors a competitive advantage.
    • Properties are offered on a first-come, first-served basis, with priority given to those who are ready to act quickly.
  6. Timely Communication
    • We strive to keep you informed with regular updates on new opportunities and market trends.
    • Our team is available to answer questions and provide support throughout your investment process.
  7. Professionalism
    • We conduct business with the highest level of integrity and professionalism, ensuring all transactions are fair and compliant with applicable laws and regulations.

Dispute Resolution

  • We are committed to resolving disputes amicably and professionally. If you encounter an issue, contact our team promptly so we can address your concerns.
  • Escalations can be directed to [Designated Contact Person/Department], and we will work to find a fair resolution.

Consequences for Non-Compliance

Failure to adhere to this Code of Conduct may result in:

  • Removal from our investor list and exclusion from future opportunities.
  • Legal action if breaches involve confidentiality or unethical practices.
